🏙️ Dubai Rents Are Cooling Down

Asking rents across Dubai’s key residential communities have eased year-on-year, according to Property Finder’s Q3 2025 vs Q3 2026 rental data.

Apartment rents fell in nine of the 10 communities tracked, while eight of the 10 villa areas recorded declines. Downtown Dubai saw the biggest apartment drop at 21.74%, while Arabian Ranches 3 recorded the steepest villa decline at 18.92%.

  • Apartment listings on Property Finder rose 55.1% year-on-year in September 2026.

  • Al Furjan villa rents increased by 15.15%.

  • Median apartment asking rents edged up from AED 100,000 in August to AED 105,000 in September, showing early signs of stabilisation.

With more homes on the market, tenants have more choice to compare options and negotiate.
