The UAE Sets New Minimum Price For Vape Liquids From September

• The UAE Ministry of Finance has announced a minimum excise price of AED1 per millilitre for liquids used in electronic smoking devices and tools. The new rule comes into effect on September 1, 2026, as part of efforts to strengthen the country’s excise tax system.

• A minimum excise price is the minimum value used to calculate excise tax, regardless of how much a product is sold for. It’s different from a minimum retail price, which is the amount customers pay in stores.

• This means some lower-priced vape liquids could become more expensive once the rule comes into effect.

• The Ministry of Finance confirmed that the existing minimum excise prices for cigarettes, shisha tobacco, ready-to-use tobacco products, and similar tobacco products will remain unchanged.

• The rule changes how excise tax is calculated rather than setting a minimum retail price, meaning any price increases will depend on the product and how it’s currently priced.

Property Finder's Survey Shows Demand Remains Resilient Despite Regional Tensions 🏡

Regional tensions may have shaken buyer confidence earlier this year, but they haven't stopped people from planning their next property purchase.

Property Finder's latest Market Pulse found that 66% of respondents in the UAE still plan to buy a home within the next six months, showing demand has remained remarkably resilient despite months of uncertainty.

What's changed isn't buyers' appetite... it's their expectations

At the height of the uncertainty, more than 70% of respondents expected property prices to fall. By June, that figure had dropped to 56%, the lowest level since the conflict began, suggesting buyers are becoming more realistic about where the market is headed.

Meanwhile, sellers have largely held firm, with asking prices sitting only around 2% below pre-conflict levels. As both sides move closer on pricing, the gap between buyer expectations and seller asking prices is beginning to narrow.

Some would-be buyers are also choosing to rent while they wait, with new rental activity picking up in May as more residents opted to move into new homes rather than renew their existing leases.
