🏙️ Dubai Rents Are Cooling Down

Renting in Dubai might be getting a little less stressful. Asking rents have dropped across 9 out of 10 apartment communities and 8 out of 10 villa communities compared with Q3 2025.

That could mean more options, more room to negotiate, and a little less pressure to rush into your next lease. ✍️

Where are rents dropping the most?

Some of Dubai’s popular communities have seen noticeable year-on-year asking rent drops.

• Downtown Dubai: AED 230K → AED 180K (-21.74%)

• Dubai Marina: AED 155K → AED 130K (-16.13%)

• Meydan: AED 75K → AED 65K (-13.33%)

• Business Bay: AED 120K → AED 105K (-12.5%)

• JVC: AED 80K → AED 72K (-10%)

So, what does this mean for renters?

With more homes hitting the market, tenants may have more room to compare listings, negotiate prices and take their time before signing a lease.

It’s still too early to call it a major market shift, but the numbers offer a sign worth watching. More choice could make a difference when it’s time to find your next home. 🏡
